We started Davis to set a new time standard for real estate development and ultimately to reshape how cities are designed and built

Today, we're announcing $5.5 million in pre-seed funding, led by Heartcore Capital and Balderton Capital, with participation from Yellow, Evantic, Entrepreneur First and P&P, alongside angels from the founding teams of Spacemaker, Black Forest Labs, Hugging Face, Supabase, Cleo, and Spore.bio.

The opportunity

Real estate is the largest asset class in the world, worth $400 trillion. And yet, while every adjacent industry has been rebuilt by software and AI, real estate development has barely moved.

The result is an industry that moves at a pace that no longer makes sense. Early-stage development takes weeks or months. Each project requires multiple firms, dozens of stakeholders, and a long chain of fragmented deliverables.

A new generation of AI companies is moving beyond tools to deliver outcomes directly - and Davis is leading this shift in real estate. The next leap in this industry won't come from another software for professionals to learn. It will come from companies that take the work off their hands.


A new kind of real estate company

Davis is an AI-native real estate company. We combine proprietary AI systems with human expertise to deliver actionable outputs faster than any traditional workflow.

We don't sell software. We deliver the work itself: feasibility studies - covering site analysis, regulatory diagnostic, volumetrics, financial modeling - and architectural designs, including floor plans, unit mix optimization and space planning. Our in-house architects refine and validate every output before delivery. What used to require multiple firms and weeks of coordination is now a single integrated process, delivered in days.

We're not a tech company selling licenses on the side of the industry. We're building a new full-stack category, embedding into the industry's economics and capturing as much value as the work we replace. The interface is the result.

Our technology

No existing approach really solves architectural generation. Image generation models produce visually plausible floor plans, but break under real-world constraints - they were never built to reason about discrete architectural elements like rooms, walls, and layouts. Combinatorial optimization handles constraints natively, but doesn't scale and can't be applied at the level of real architectural projects.

Davis is building a third path: a true generative model operating in a discrete space, generating buildings as structured compositions of architectural elements. Most existing approaches do one or the other. Davis does both, and that's where the leap happens. Constraints aren't a post-processing step - they're baked into the generation process itself.

Today, we're also introducing Gaudi-1, our first proprietary model for automated architectural generation under regulatory constraints. Gaudi-1 already achieves state-of-the-art results on the RPLAN and MSD benchmarks across IoU, FID, and KID. And this is just the start.

The team

Building Davis requires a rare combination: frontier AI research and deep industry expertise.

My co-founder Amine Chraibi is an AI researcher from École Polytechnique, specializing in generative models for structured data. He turned down a PhD offer with Google DeepMind to start Davis. I grew up in a family of architects in Morocco, watching the inefficiencies of this industry from the inside before deciding to do something about them.

Around us, we've built a team of AI researchers, real estate experts and architects, united by one conviction: real estate is one of the largest industries in the world, and it deserves to move at the speed of the decisions it carries.

Tomorrow, cities will be designed in a fraction of the time it takes today. We started Davis to make sure that shift happens with the architectural and financial judgment this industry has always required - not in spite of it.
